Bart's father has been on the waiting list for a care home for a few years.

Bart's father has been on the waiting list for an assisted living apartment for a few years. Due to an additional medication indication, he is expected to be placed there later this year, in a nice apartment where he will receive good care.

Then the parental home becomes available. A beautiful house in the middle of Leiden, in one of the most beautiful spots in the city, with a view over the water. There is some deferred maintenance, and a small mortgage is still open. Bart and his sister Anita would like to keep the house in the family. Not to live in themselves, but to rent it out. They do this with their own BV (private limited company). As soon as their father has moved, the BV of Bart and Anita buys the house. The BV receives sufficient financing to pay off the outstanding mortgage, pay the transfer tax of 7%, completely renovate the house, and of course, to pay their father a nice sum. After that, it is rented out to an expat. This way, the house where their father lived for so long stays in the family, and becomes a valuable asset for the next generation.
